Why Won't My House Sell?

Your having trouble selling your house?

We get this question a lot. There’s no magic answer, but we’ll try and explain.

Each area of the country is different. The median sale price in each area varies - as does the available inventory of homes. Here in Tampa Bay we are in a sellers market. Meaning there is low inventory, and sellers have the upper hand. If your home is priced right, the listing is syndicated, the photos are professionally done, and you are willing to have your home shown when scheduled, it should surely sell.

There is a caveat to this. Within every market - there is a submarket. For Example: If homes in the $200,000 - 300,000 range are selling within 1 month, it doesn’t mean that a $550,000 home will sell in that same amount of time. The more expensive a home is - the longer it takes to sell (unless your in NYC or LA). There is less of a buyers pool as you move up in price. You must be patient and discuss the marketing plan with your REALTOR.

Try to position your home in its best light before listing photos are taken. Remove all clutter and minimize the items displayed in your home. You want the attention to be on your home, NOT your belongings. Dress up the outside - CURB APPEAL MATTERS!

In Closing, if you have had around 10 showings and no offers, you may be priced too high - assuming there are no conditions that affect the property ( railroad tracks, major roads etc…). If your home is on the higher end of your market, be patient. It may take a few months to sell.
